Summary:

Multifamily is entering a new phase, and the question for advisors is how to position clients for what comes next. Dwight Dunton, Bonaventure’s Founder, CEO, and CIO, draws on more than 26 years of building and running an operator-led multifamily firm through multiple market cycles to lay out where the sector stands today. The next cycle won’t reward calling the bottom so much as being invested as rents re-accelerate in assets that can grow income beyond market rent alone, with the right sponsor and structure behind them. Advisors leave with a practical framework for evaluating what decides outcomes: the deal, the sponsor, and the structure.

Topics covered:

  • The multifamily reset: how the record-supply cycle is rebalancing and what the demand signals say about the next cycle.
  • Why the vehicle matters: how legacy lifecycle funds and perpetual-NAV REITs differ, and why the vehicle can matter as much as the sector.
  • The four tests of a durable vehicle: valuation you can verify, liquidity by design and what recent gating events revealed, a balance sheet that cannot be forced to sell, and reporting that fits an advisor’s practice.
  • The takeaway toolkit: a scorecard for the deal and the sponsor, plus ready scripts for the objections clients raise most.
