Michael O’Shea, Director and Head of Private Wealth Solutions at Origin Investments, joined Keith Black, Managing Director at RIA Channel, to discuss the firm’s data-driven approach to multifamily real estate and how advisors can use 1031 exchanges to attract high-net-worth clients.
Origin Investments is a private real estate firm specializing exclusively in the multifamily sector. Founded as a family office to preserve and grow the founders’ own wealth, the firm now has over 4,000 individual investors, partners with more than 100 RIA firms, and seeks to invest in markets with outsized rent growth potential. Its target markets include Denver, Dallas, Charlotte, and Nashville, where it maintains local teams and expertise.
A key differentiator for Origin, says O’Shea is its data-centric approach to deal screening and due diligence. The firm developed its own proprietary predictive AI model, Multilytics®, to deliver granular, data-driven projections of rent trends in target markets. These insights help the investment team research, validate, and evaluate property-level fundamentals with precision.
O’Shea noted that Origin’s exclusive focus on multifamily has enabled it to develop deep expertise and deliver top-performing results for over 15 years. Historically, the multifamily sector has offered consistent, risk-adjusted returns and strong income potential. Looking ahead Origin is bullish on the sector, and projects rising rent growth and occupancy rates over the next few years, following a 2023 pullback.
From a tax perspective, 1031 exchanges into managed funds allow advisors to help clients transition from active to passive real estate ownership while maintaining tax advantages, enhancing holistic wealth management strategies.
